Selling your home during Covid-19 – an update

Selling your home during Covid-19 – an update

This week the Government introduced the three tier system for England to help control the speed of Covid-19. Regions are now classed as medium, high or very high, which means that many people are living under different local lockdown restrictions. As I am writing, Leeds is currently on Tier 2, meaning that you can’t meet with anybody outside your household or support bubble in an indoor setting but does this mean that you are restricted to buying or selling a home at this time too?
The answer is – No, you can move house during local lockdowns even if you are living in a tier 3 (very high) area, which Leeds currently isn’t.

The Customer is at the heart of all we do

The Customer is at the heart of all we do

I recently watched an Interview on Sky TV with Dame Sharon White the CEO of John Lewis which I found fascinating and very re-assuring in terms of the Customer Experience.
I wrote down some of her words which are those we totally believe in at David Phillip Estate Agents:-
– Be the “leanest, simplest and fastest”
– “follow the customer”
– “respond rapidly to how customers are wanting to shop”
– “trusted brand, principles and values”
– “working in partnerships where trust is at the heart of what customers want”
– “fair value is never going to go out of fashion”

When selling your home it is important to ask a few questions before you sign on the dotted line.

This is particularly important during the stamp duty holiday with the deadline of March 31st in place for all property completions, you don’t want to find yourself in a situation that may hold things up because you have not chosen the right agent
So what should you be asking before you choose? :-

We monitor closely the Rightmove Houseprice index and so are interested to see that the average price of property coming to the Market in July is £320,265 up by an average of 2.4%.
The price of property coming to market is an accurate early indicator of demand, evidenced by unique buyer enquiries currently being up 75% so far this month compared to the same period a year ago according to Rightmove.

Covid 19 update for people buying and selling homes in North Leeds

Covid 19 update for people buying and selling homes in North Leeds

At David Phillip Estate Agents, we are delighted that we have been given the green light by the Government to recommence selling properties in North Leeds which includes the undertaking of market appraisals and viewings, however, our delight is edged with some caution.
As your local trusted Estate Agent we fully understand that we have a social responsibility to all our clients and this is something that we take very seriously. We also understand and recognise that as a buyer or seller you will also have growing concerns given the ongoing situation of Covid-19.
Although some restrictions have been lifted, Covid 19 is still very much here and the way we undertake our business is absolutely key for our team, our clients, but also for the companies we work in partnership with. What was considered normal previously to Covid-19, no longer applies – we are now working with the ‘new’ normal
