The June housing market delivered a mixed picture, but one that should reassure both buyers and sellers across North Leeds.
While the national headlines point to a slower summer market, demand for quality homes in sought-after North Leeds locations such as Bramhope, Adel, Cookridge and Alwoodley remains resilient.
Rightmove – Sellers Adjusting Expectations

June’s Rightmove House Price Index showed the average asking price of newly listed homes fell by 0.6% (£2,113) to £376,191—the largest June reduction in 14 years. The portal attributes this to sellers pricing more competitively as the summer market arrived earlier than usual, helped by warm weather, holidays and an abundance of available stock. Average mortgage rates also eased slightly, providing some encouragement for buyers. (Rightmove)
For Yorkshire & The Humber, asking prices slipped 0.6% month-on-month, although values remain broadly stable year-on-year, demonstrating a market that is correcting rather than declining. (Rightmove)
Zoopla – A More Balanced Market
Zoopla’s June House Price Index paints a similarly measured picture.
Annual UK house price growth remained positive at 1.4%, although activity has slowed with agreed sales around 7% lower than last year as higher mortgage costs and the political uncertainty before the announcement of the new Prime Minister continued to influence buyer confidence.
Importantly, Zoopla highlights that northern England continues to outperform many southern regions, with stronger price growth supported by better affordability and sustained demand. (Zoopla)
For North Leeds, this reflects what we’re seeing locally: realistically priced family homes continue to attract healthy viewing levels, while properties launched above market expectations are taking longer to secure buyers.
OnTheMarket Sentiment Report

Positive themes included:
- Buyers remain active despite higher borrowing costs.
- Well-presented homes in desirable school catchments such as Bramhope, continue to generate competitive interest.
- Increased choice is giving buyers greater confidence to negotiate.
Challenges included:
- Overpriced homes experiencing longer marketing periods – David Phillip Estate Agents have 100% valuation accuracy on the @allAgents portal – the UK’s Largest referral platform for Estate Agents.
- Greater sensitivity to value and presentation.
- Buyers taking more time before committing, resulting in a more considered market.
Overall sentiment can best be described as positive but price-sensitive—a healthy market where realistic pricing is rewarded.
What This Means for North Leeds
North Leeds continues to outperform many parts of the UK because of its strong schools, green spaces, excellent transport links and consistent demand from families and professionals.
Rather than experiencing falling prices, we’re seeing a market returning to normal conditions after several years of exceptional activity. Correct pricing and strong marketing remain the keys to achieving successful sales.
David Phillip’s View
“The North Leeds market remains one of the strongest in Yorkshire. Buyers are still there, but they’re more informed than ever before. Homes that are priced correctly and presented well continue to generate excellent interest and successful sales. It’s a market that rewards realism”
