At David Phillip Estate Agents, we are delighted that we have been given the green light by the Government to recommence selling properties in North Leeds which includes the undertaking of market appraisals and viewings, however, our delight is edged with some caution.
As your local trusted Estate Agent we fully understand that we have a social responsibility to all our clients and this is something that we take very seriously. We also understand and recognise that as a buyer or seller you will also have growing concerns given the ongoing situation of Covid-19.
Although some restrictions have been lifted, Covid 19 is still very much here and the way we undertake our business is absolutely key for our team, our clients, but also for the companies we work in partnership with. What was considered normal previously to Covid-19, no longer applies – we are now working with the ‘new’ normal
The first daffodils of Spring appeared in our garden at the weekend, and the sun was shining too!
If you are looking to sell your property at this busy time of year around Easter then it is important to not only get your home market ready but also your garden too.
At David Phillip Estate Agents based in Bramhope, North Leeds we have the following tips to ensure your garden looks lovely for any property viewings you may have up to Easter and beyond
We were pleased to read a couple of days ago via Rightmove that the Yorkshire and Humber area have seen a 5.1% increase in house prices year on year.
Miles shipside, the Commercial Director of Rightmove commented:-
“Owners coming to the market this Spring face the best-selling prospect for several years with good demand for the right properties at the right price
However, he also warned that “sellers should be careful not to get carried away with their pricing, as this still is a price sensitive market with stretched buyer affordability – those who overprice miss out on a window of activity that could run to at least the next Brexit deadline at the end of the year”
We totally agree with his sentiment on pricing, and although at David Phillip Estate Agents we price competitively, we also want to be realistic too.
Some agents often over-price to win an instruction, only to see a price reduction after a couple of weeks.
Think Christmas is a quiet time for people looking to move home? – you may want to think again!
When looking to sell a property, people often think that the New Year is the best time to market their property, and it really is an excellent time, however there is a definite advantage to looking to market your home before Christmas and the New Year rush .
Christmas is a time when family and friends are together, plans are formed for the next year and buying a new home, looking for a new job or moving to an area with a good school catchment area may all be on the horizons
