So far this year, David Phillip has sold 44.3% of all properties in Bramhope (year to date), with the next highest agent achieving 10.2%. In a market where homeowners have more choice than ever when selecting an agent, these figures speak for themselves.

But the question is - how is this being achieved?

Local Knowledge That Makes a Difference

Being truly local and independent matters. Bramhope is not just another postcode on a list; it is a village with its own identity, buyer demand, and pricing nuances. Understanding these subtleties allows for more accurate valuations, better positioning, and ultimately stronger results for sellers.

Pricing Correctly From Day One

The most successful sales strategy remains simple: price correctly from the start. Overpricing leads to stagnation, reduced interest, and price reductions later. Homes that are launched at the right level attract immediate attention, generate viewings quickly, and often achieve stronger final outcomes.

Presentation That Creates Impact

High-quality, professional photography and thoughtful presentation are essential. In today’s market, buyers form opinions within seconds. Homes that are showcased properly—bright, welcoming, and accurately represented—consistently outperform those that are not.

A Fresh and Relevant Database of Buyers

A strong, actively maintained database is one of the most powerful tools in property marketing. Matching properties directly with motivated buyers already looking in Bramhope and surrounding areas helps reduce time on market and improves sale success rates.

Maximum Exposure Across All Platforms

Every property is marketed widely across the major portals and supported with targeted social media exposure. This ensures maximum reach—not just locally, but across regional and relocating buyers who may not otherwise be aware of the opportunity.

Final Thoughts

In today’s market, success is not about luck—it’s about strategy, presentation, and consistent local expertise. The results in Bramhope reflect a clear approach that prioritises accuracy, visibility, and genuine buyer engagement.

Each spring, gardeners across the UK look forward to National Gardening Week. An annual celebration led by the Royal Horticultural Society (RHS). It’s a chance to get outdoors, embrace the season, and make the most of our gardens - whether that’s a large family lawn or a compact courtyard.

Taking place at the end of April, National Gardening Week arrives just as gardens begin to burst into life. Flowers bloom, lawns regain their colour, and longer, brighter days provide the perfect opportunity to roll up your sleeves and get stuck in.

Why National Gardening Week Matters

Gardening is about more than just aesthetics. It supports wellbeing, encourages time outdoors, and helps create spaces that can be enjoyed by family and friends alike. It also plays an important role in supporting biodiversity. Even small gardens are becoming a haven for pollinators like bees and butterflies.

For homeowners, it’s also a timely reminder of how impactful a well-presented garden can be. Particularly if you’re considering selling your home.

Simple Ways to Refresh Your Garden

National Gardening Week is the ideal moment to tackle those jobs you may have been putting off over winter. You don’t need a full redesign to make a difference; small improvements can have a big impact:

A Garden Can Add Real Value

In areas like North Leeds, particularly Bramhope, Adel, Cookridge, and Pool-in-Wharfedale, gardens are a key selling feature. Buyers are increasingly looking for outdoor space that feels usable, private, and well cared for. A garden that is presented well in spring can significantly enhance first impressions and even influence the final sale price.

With May being one of the strongest months to bring a property to market, National Gardening Week offers the perfect window to ensure your garden is looking its best just in time for viewings.

Final Thoughts

Whether you’re a seasoned gardener or just getting started, National Gardening Week is a great opportunity to reconnect with your outdoor space. A little time and effort now can make a huge difference: not only in how your garden looks, but in how it’s enjoyed throughout the months ahead.

And if selling is on your mind, a well-presented garden could be one of your home’s most powerful assets.

The latest data from both the Zoopla House Price Index and the Rightmove House Price Index provide a useful snapshot of how the UK property market performed through March. While conditions continue to vary by region, the overall picture remains one of steady activity, resilient demand, and a market still adjusting to more balanced conditions.

For sellers and buyers alike, understanding these trends is key to making informed decisions, particularly in competitive areas such as North Leeds.

A Stable but Selective Market

Both Zoopla and Rightmove data for March point towards a market that is neither overheating nor slowing dramatically. Instead, we are seeing a more measured environment where pricing accuracy and presentation matter more than ever.

Well-priced homes are still attracting strong interest, while overpriced properties are tending to remain on the market for longer. This highlights a key shift: buyers are informed, cautious, and highly price-sensitive.

Buyer Demand Remains Resilient

Despite ongoing economic pressures and higher borrowing costs compared to recent years, buyer demand has remained surprisingly resilient. Both indices suggest continued enquiry levels and viewing activity, particularly for quality homes in desirable locations.

In North Leeds areas such as Bramhope, Adel, Cookridge, and Pool-in-Wharfedale, well-presented family homes continue to generate consistent interest, especially those offering good outdoor space and strong local schooling options.

Spring Market Momentum Building

March traditionally marks the start of the spring property surge, and this year has followed a familiar pattern. More listings have come to market, giving buyers greater choice - but also creating competition among sellers.

This reinforces the importance of first impressions, professional marketing, and realistic pricing strategies to stand out.

Pricing Strategy Is Key

One of the strongest messages from both Zoopla and Rightmove data is the importance of pricing correctly from the outset. Homes that are launched at the right price tend to sell more quickly and often achieve closer to asking price, while those initially overvalued risk becoming “stale” in the market.

In today’s conditions, the first few weeks of marketing are more important than ever.

What This Means for North Leeds Sellers

For homeowners in North Leeds, the current market presents a solid opportunity. Demand remains consistent, particularly from family buyers relocating for schools and lifestyle reasons. However, success depends heavily on presentation and pricing strategy.

Spring remains one of the strongest times to launch a property, with gardens improving, daylight increasing, and buyer activity rising.

Final Thoughts

The March Zoopla and Rightmove indices both point to a market that is steady, selective, and increasingly driven by value-conscious buyers. While conditions are not without challenges, motivated buyers are still very much active—particularly for the right homes in the right locations.

David Phillip, Estate Agent in Bramhope. Moving Day Essential tips

If you’re thinking about putting your home on the market, timing can make a meaningful difference, and May consistently stands out as one of the strongest months to sell. A combination of buyer behaviour, seasonal appeal, and market momentum often works in your favour during this time of year.

Here’s why May could be the ideal moment to make your move.

1. Peak Buyer Demand
By May, the spring property market is in full swing. Many buyers have spent the earlier months browsing listings and are now ready to act. Families in particular are motivated to secure a new home before the next school year begins, creating a sense of urgency that can lead to quicker offers and stronger competition.

2. Homes Show at Their Best
First impressions matter, and May provides the perfect backdrop. Gardens are in bloom, natural light is abundant, and homes tend to feel brighter and more inviting. This seasonal advantage can make your property more attractive in photos and viewings, helping it stand out from the competition.

3. Longer Days Mean More Viewings
With extended daylight hours, buyers have more flexibility to attend viewings after work or on evenings. This increased accessibility can lead to higher footfall, more interest, and potentially multiple offers - especially in desirable areas.

4. Stronger Sales Prices
High demand combined with limited supply often drives prices upward in May. When more buyers are competing for fewer homes, sellers are in a stronger negotiating position. This can translate into better offers and more favourable terms.

5. Momentum Before the Summer Slowdown
While the market remains active into the summer, activity can begin to taper off as holidays approach. Listing your home in May lets you capitalise on peak conditions before distractions like travel and school breaks reduce buyer engagement.

6. Motivated Buyers Are Ready to Move Quickly
Buyers shopping in May are often serious and prepared. Many already have financing arranged and are actively looking to close a deal. This can reduce the risk of delays and increase the likelihood of a smooth transaction.

David Phillip Comments

“May has always been one of the strongest months for selling your home - particularly in Bramhope with the deadline for applying to the ‘outstanding’ primary school being in January - May provides ample time to list, sell and complete on your property if it is priced and marketed correctly. We have a fresh and relevant database of people looking to move to the area”

Final Thoughts
Selling your home is always a big decision, but choosing the right time can make the process smoother and more rewarding. With strong demand, appealing presentation conditions, and motivated buyers, May offers a powerful window of opportunity. If you’ve been considering selling, this month might just give you the edge you’re looking for.

Estate Agents are starting 2026 on a much stronger footing. They are reporting an increase in the number of viewing requests and buyer enquiries. According to the latest research from Property DriveBuy, one in five is also seeing more offers being made.

Activity levels are higher

42% of the Agents questioned describe activity as in line with typical seasonal levels. 38% say that activity levels are higher than what they would usually expect at this time of year.
Conveyancing registrations, a key indicator of serious intent to move, rose by nearly three quarters (74%) year-on-year during the first fortnight of January. This suggests that sellers who were paused or delayed at the end of last year, predominantly due to the late Autumn budget, are now proactively progressing with their plans.

First-time buyers

First-time buyers are being particularly proactive in their search. They are accounting for 59% of all conveyancing registrations on really moving in early January. The desire to secure reduced prices from sellers who have been on the market for a while and the availability of cheaper mortgage deals have spurred First-time buyers into action.
Up-sizers accounted for 18% of movers. Down-sizers are taking a little longer to come to market in the hope that the market will strengthen soon, meaning that they can maximise the value of their home. This is understandable as many downsizers hope that a strengthening market will provide a larger lump sum, likely to help fund retirement. The timing is key.

Rightmove add to the positive news

Rightmove also added to the positive news, claiming that the average asking price of houses coming to market has increased in January to 2.8%. This marks the largest price rise ever recorded in January and the biggest monthly jump since June 2015.
National average asking prices are now 0.5% higher than a year ago as values rebound following the Budget. However, the choice for buyers is at its highest for this time of year since 2014. New sellers should be cautious about setting prices too optimistically. Around a third of existing homes for sale have already reduced their asking price. It is important if you are considering selling your home, you choose an agent who has local knowledge and experience.

A record January

This record January arrives as home-movers return to the market. Encouraged by the start of the traditional Spring selling season, there is renewed confidence at the beginning of 2026. David Phillip commented:

“Buyers and sellers breathed a collective sigh of relief after the Budget when it was not as bad as expected. The recent reductions from some mortgage lenders and lower inflation at the end of last year also boosted confidence. Sellers should be careful not to get too carried away. Purchasers still have worries about the economy, household bills and employment prospects”.

HSBC has opened 2026 by becoming the first major mortgage lender to make a decisive move on mortgage pricing. As many in the market had been anticipating they have made a round of notable downward rate cuts (which come into effect on 5th January). In the weeks ahead, this is likely to intensify competition between the main lenders.

Following the Bank of England’s base rate cut in December to 3.75%, mortgage brokers said it was good news for the New Year for borrowers. Rival lenders are likely to follow suit. Rates will be lowered on its UK residential existing customer switching range, including the two-year fixed fee saver and the five-year fee saver. The Bank has also lowered rates on first-time buyers, residential home movers, re-mortgage buy-to-let and international products.

Securing lenders before the busy spring Market

Industry professionals said the move signals HSBC’s intention to increase lending volumes so early in the New Year, suggesting securing borrowers ahead of the traditionally busy Spring market, and Monday's timing by HSBC is perfect. Leeds Building Society has also made reductions of up to 0.26% across its mortgage range of mainstream and interest-only mortgages

1.8million homeowners expected to refinance

It is expected that approximately £1.8 million home-owners are expected to refinance mortgages in 2026, many of whom took out fixed-rate deals before the mortgage rates began rising in 2022.

David Phillip commented

David Phillip commented “this is certainly good news for borrowers as many of the big lenders will feel the need to also cut their rates to remain competitive, we could potentially see sub-3.5% deals before the Spring. Lenders may seek to secure applications early as a number of the big lenders approach re-financing. Beyond rates, there are early signs of stabilisation in the property market too.

It is expected that interest rates will be cut again next week at the Monetary Policy Committee meeting on December 18th, which will be a pre-Christmas boost for millions of households and prospective property buyers.

Greater than 90% chance of rate cut

The Bank of England is widely forecast to reduce its base rate from 4% to 3.75%, and mortgage lenders have already been trimming their rates in anticipation. Money markets now imply a greater than 90% chance of a December rate cut to 3.75%.
Markets also expect two further cuts in 2026, with the possibility of a third, signalling a gradual easing cycle ahead, towards 3% in 2026.
The Monetary Policy Committee voted 5-4 to leave rates unchanged earlier this month, with BoE Governor Andrew Bailey casting the deciding vote. Before committing to a cut, he was waiting for evidence of declining inflation. It was the second time in a row that interest rates were held by the bank, which makes their decision every six weeks or so. Each time they look at the state of the economy and recent global events for the coming months. The factors considered are:

Rate decision on December 18th

All eyes will now be looking at Andrew Bailey, the Bank of England Governor, who is due to speak on Wednesday. His comments will be closely scrutinised ahead of the MPC’s rate decision on December 18th.

David Phillip commented, “As we move quickly towards January 2026, this is better news for the property market. Since the budget, property movers now just want to get into next year, and January is traditionally a busy time for people wanting to buy and sell their home, so this will be a good move”.

As she seeks to plug a reported £20bn hole, the Chancellor Rachel Reeves has unveiled property tax changes in the Autumn budget yesterday.
Reeves unveiled a raft of tax rises, but property taxes came away relatively untouched, with the announced changes set to impact a far smaller proportion of the market than anticipated. It comes after several months of intense speculation about what Reeves may have in store, with rumoured proposals ranging from a levy on rental income to expanding Capital Gains tax.
Here are the key announcements that are set to shape the housing market and what they may mean for you.

No new annual tax on homes under £2,000,000

It has been confirmed that there will be no new annual tax on properties valued above £500,000. This should bring relief to (according to Zoopla) approximately 210,000 homes on the market valued above £500,000. Rightmove confirmed that less than 0.5% of all house sales agreed this year have been for properties with an asking price of over £2million, and around 1% of home sales are priced above this threshold. Sales agreed for homes worth more than £2million have already been down 13% year-on-year, suggesting that the market has been reacting to the speculation about the changes in recent months. Buyer interest is expected to strengthen into 2026 with this threat lifted.

Stamp duty remains intact

The existing stamp duty system remains intact for the Autumn budget. Buyers in England and Northern Ireland continue to pay stamp duty on homes priced above £125,000, with first-time buyers retaining a £300,000 threshold on properties costing £500,000 or less. There had been rumours that stamp-duty could be paid in instalments, but it remains a one-off payment due upon completion.
Sellers will not need to adjust their asking prices to absorb the annual charge, thereby preserving affordability for buyers. It also avoids a cliff-edge effect that may have emerged around the £500,000 mark, where demand could have bunched just below the threshold and softened above it.
Although not as exciting as some had hoped, this continuity may offer the market a steadier footing.

New Mansion Tax on £2m- plus homes

A new high value council tax surcharge, so called ‘mansion-tax will be applied to more than 100,000 of the most expensive homes worth over £2m in England from 2028 thanks to the Autumn budget.
The Chancellor reported an annual additional annual cost of £2,500 for properties worth £2m, rising to £7,500 for properties worth more than £5m.
For a £2m home, this is less than double the average council tax today and may be less
than many feared.

The mansion tax will affect only a small share of homes; it may impact in the short term but as an annual charge some owners of high value homes may look to sell. The changes impact the very highest-value homes, leaving the vast majority of household unaffected.

Rise to property income tax rates for landlords

From April 2027, Reeves announced that landlords will face increased property tax rates. The basic, higher and additional rates of income tax for property income will each increase by 2% taking them to 22%, 42% and 47% respectively.
This comes after Reeves raised stamp duty on the purchase of additional homes, from 3% to 5% in last year’s Budget, so this move is unlikely to unsettle landlords further. Landlords do, however, face further regulations such as the Renters' Right Act.

David Phillip commented, “After weeks of speculation and political theatre, the Budget finally
delivered clarity, albeit a bit of a damp squib that failed to have much substance and where it
is most needed, meaningful reform”

With the Budget now confirmed, home movers can now plan their moves with more certainty,
which can only be a good thing. Some of the changes announced aren’t due to come into force until 2027 (landlord income tax changes) and 2028 (mansion tax). Any movers or homeowners now have time to assess and plan for what the changes might mean for them.
So now that the budget has been delivered, if you are considering selling your home and would like a free-market appraisal call David Phillip on 0113 4676400.

This year, there are still a couple of local Bonfire events taking place across North Leeds. A few have been cancelled. Due to this, it is predicted that home displays will be more popular than ever. But how do you keep your home and bonfire safe?

Bonfire

Not every garden may be suitable for a bonfire or fireworks

Remove any branches or obstructions from the garden and cut back foliage. Check the direction of the wind. Watch any fireworks upwind from this, ensuring any flammable downwind materials are removed. Keep buckets of water on standby.

Build your bonfire away from your home and any fences and sheds

You may wish to put up a safety barrier so that everyone knows the boundaries.
When you light the fire, ensure that there are no sleeping animals hidden amongst the branches of
the bonfire. Hedgehogs are particularly creatures to look out for.

Tips for fireworks include:-

By following these guidelines, you can have a safe and wonderful Bonfire night. If you live in Bramhope, Adel or Pool-in-Wharfedale and would prefer to go to an organised bonfire, take a look out for our post that highlights any local events that are taking place.

November is potentially a great time for selling your home; there tend to be fewer properties on the market, which can often result in higher prices and a quicker sale.
