I have a lovely commute from Beckwithshaw to our office in Bramhope, with views right over the moors, really beautiful Countryside and wonderful drive to work, but felt really sad last week when on my commute I saw that someone had just thrown litter (bottles etc) probably out of a car window and left at the side of the road– why would someone be so thoughtless?

I was therefore pleased to read in the Daily Mail that they are teaming up for another year with the Great British Spring Clean, to safely bring communities together across the country to help clean the litter that blights our streets and countryside. The Great British Spring Clean takes place until June 13th. This is a national campaign to keep Britain tidy and is supported by a community of #litterheroes who are on a #millionMileMission to clear litter from our streets, parks and beaches. –  they claim rightly so that, what is good for the environment is good for mental and physical health too.

In the past twelve months, our outdoor spaces and places have mattered to us more than ever before, this is a great initiative.

Anyone interested in taking part can simply go onto the Great British Spring Clean website and pledge how many hours and minutes of litter picking they pledge. You can pledge as an individual or as a group of up to 30 people.

Selling your home is the biggest emotional and financial investment that you will make, and on paper it may seem like a good idea to sell your home privately if you are looking to move, however, deciding to take on board this huge task without the help of an Estate Agent could be a huge and costly mistake.

We have just received the recent House Price watch and are pleased to note that in March 2021, house prices were up on average 0.3% v the previous month and plus 6.9% v the previous year.

The stamp duty extension and the announcement of the new mortgage guarantee scheme means that the housing market is still likely to continue at pace. Using outstanding photography in your property listing can make all the difference when making an impression on home hunters, but it is often an area that is overlooked by sellers and Estate Agents.

Here are a few guiding principles to be used when marketing prospective homes:-

A quality Estate Agent should never scrimp on the cost of a Professional photographer, some agents feel it is part of their role to take the photographs, and true, Smart phones are now advanced, but it is not just about a shoot and grab picture - An Agent’s time is much better spent communicating with clients and leaving it to the experts.

With the Covid-19 restrictions lifting a little on March 29th, allowing up to six people to meet (or two households) to meet outside including in private gardens, people will want their gardens to be in tip top condition for hosting outside, particularly with Easter just around the corner too.

So, this Weekend is a great time to Spring Clean your garden – so what do you need to do?

Focus your initial energy on hardscaping – this is the time to repair damaged walls, level out stepping stones, clean out gutters, fix fences, benches decks sheds and raised beds.

Clear the patio and clean the paving – over time, moss, algae and debris will build up on a patio making it look a little unsightly but also this could make it unsafe too.

Use a dedicated patio cleaner or bleach, although specialist cleaners are also available. Rinse the patio before and after cleaning, give the area a vigorous scrub, leave for 5 to 10 minutes, pressure wash to remove stubborn dirt, and then give a final rinse. Remember to use thick gloves and eye protectors.

Cut the lawn. Our garden lawns play an important part in our al fresco summer enjoyment, providing a place to relax and read, host parties and provide a space for the children to play, so it is important to get the first cut right to set up the lawns for summer use – but only when the grass is dry enough to cut. Traditionally the first cut is known as ‘first cut Sunday’ (a phrase coined by Flymo) – which falls today on March 28th.

In the spirit of helping wildlife do you need to mow a whole area or could you just have a patch leading through wildflowers and also before you are about to mow, check for any animals - Hedgehogs can often be found in piles of grass and leaves.

Before cutting, take time to clear any mess around the area including dead sticks, leaves and any rubbish that may have gathered. Check for stones and thick branches as these may damage the mower blade. If required, have your mower serviced before the first cut too, there are many local companies who offer a collection and delivery service for lawnmowers, but book early as these sometimes have a long lead time!

Never cut more than one third on your first cut as this can stress the grass. Don’t try to shear it off in one go, cutting the grass too short too fast is known as ‘scalping’ which can lead to disease and weed infestation – reset the blades on your mower to the highest cutting position to just take off the tops, if your garden is small then you could use shears or a strimmer. Your usual mower should cope once you have got the grass down a bit.

Clear up dead perennial plant stems and tatty ornamental grasses by cutting them back close to the ground – they will soon start to re-shoot and you don’t want this year’s healthy green foliage growing up through last years’ dead bits!

Prune hybrid roses to around knee height, this will make it easier to work on the borders afterwards. New English roses should not be hard pruned – just give them a light tidy-up to improve their shape.

Clear away prunings, dead leaves and rubbish, then weed thoroughly, this is no-ones favourite garden pastime but with the correct mind-set, weeding isn’t such a painful excercise. The best time to weed is just after it has rained, when the soil is moist and loose. Grab the right tool a pair of gloves and a bucket. Tackle the roots and all the vegetation – fully remove the plant before it goes to seed so that it doesn’t have chance to grow back.

Always work from the back of the borders towards the front and as you finish each patch, sprinkle on fertiliser and prick the soil surface to aerate the ground, work in the fertiliser to keep it looking tidy.

Now is also a good time to clean out debris from the pond, water feature or bird bath. Maintaining good hygiene in your garden beds will help to keep pests and diseases at bay.

Though most annual flowers need the soil to warm up a bit before planting, some plants such as pansies, nemesia and osteospermum daisies won’t mind if you plant them in the garden early.

It will soon be time to plant spring pots, and you could order summer flowering bulbs and seeds now from your local garden centre.

So your garden is now looking lovely and all that hard work is likely to pay off.

I read with interest a recent article in The Yorkshire Post about the five advantages Yorkshire small businesses have over big business – it is something we feel our Company totally aligns to.

Chancellor Rishi Sunak will extend the stamp duty holiday until the end of June – a three month extension.

The lead story in The Times this morning and also on Estate Agent today says the extension, following a fierce campaign by Agents, property commentators and economists will be announced in the Spring Budget next week.

What isn’t clear is whether the extension is three months for all current and new buyers of properties up to £500,000 – or a tapered extension only for current buyers.

The extension is precisely the same length advocated yesterday by the Building Societies Association.

The BSA say that with the March 31st cliff edge deadline fast approaching, many buyers and sellers  who have already agreed sales and have mortgagees approved would be unlikely to complete the transactions within deadline.

The BSA believe that a tapered end would allow any house purchase where the mortgage approval has been granted by the end of March, an additional three months to complete while still benefitting from the rate reduction.

In addition to supporting homebuyers who are likely to have budgeted based on the Stamp Duty saving, a taper of that length would ensure that lenders and conveyancers could manage the operational pressures in a Covid-19 Secure way, the association believes.

David Phillip commented ‘if this is accurate, then it is certainly good news for buyers hoping to achieve the stamp duty deadline. It will be interesting to see if the Chancellor extends the holiday with no kind of tapering or grandfathering scheme built in or if he decides to extend the holiday to those only currently sold and moving towards completion.’

We, like all Estate Agents, recently signed a petition to extend the Stamp Duty Holiday which is due to end on March 31st. In order for a petition to be taken to the House of Commons 100,000 signatures were required – the Stamp duty holiday extension reached almost 140,000 signatures.

The stamp duty holiday was announced by Chancellor Rishi Sunak in July 2020 as part of a raft of measures to support the UK economy following the first national Covid-19 lockdown. The promise of up to £15,000 off buyers’ tax bill this year triggered a surge of home sales

We know that in some areas it is taking longer for surveys to be returned, and also conveyancers/solicitors are working with increased workloads (some though have taken the last few months ‘new normal’ a way to improve their working practises through technology) and some mortgage lenders are taking longer to approve too

MP’s from both main parties have argued for the extension of the stamp duty holiday to allow people who are already in the process of buying a home to benefit from the tax saving of up to £15,000.

The issue was debated yesterday – (interestingly in a virtual House of Commons session, we are big believers in all virtual!) which saw the majority of the MP’s in the debate calling for an extension to the holiday. Most MP’s called for a phased extension which would allow those who had reached  a certain point in their transaction to complete and still benefit from the tax deduction post- March 31st. Simply setting another fixed date would create another ‘cliff-edge’ where people could still be disappointed at missing the deadline

Homebuyers are anxious to know where they stand from the benefit of the stamp duty tax break, and although the majority of MP’s are asking for an extension it seems likely that they may have to wait for an answer in the budget that takes place in March.

Financial Secretary to the Treasury Jesse Norman MP spoke on behalf of the government during the debate saying ‘The Government would continue, as it always does to listen to representatives from the industry and of people who are themselves looking to buy a property’.

David Phillip commented ‘we are fortunate that we have an efficient proactive post-sale process in place with deadlines, but are acutely aware that solicitors, lenders and local authorities in some areas are struggling to cope with the extra work.

We are certainly in favour of extending (or scrapping )the stamp duty holiday to avoid a cliff-edge of sales but are also mindful that if it went on for too long, the bubble effect it created wouldn’t be helpful.  People who are desperately looking for a property, could in fact push up prices unrealistically in the short term but then prices could fall after that. We expect further clarity as part of the Spring budget.’
