During Lockdown, people have been looking to do things that make them feel better and lift the spirits, and what better way to do so than by looking at a lovely festive Christmas Tree in your home. This year people have been ‘putting up the tree’ much earlier – I did ours nearly two weeks ago and am so glad I did! The internet has brought all things to our fingertips from buying groceries, booking tickets and holidays. During this time of lockdown, people will be shopping online for many of their products as well as researching future products to buy once the lockdown restriction eases. Houses, cars and holidays are likely to be on this list. The internet though has also evolved as a place to read customer reviews, this can help people to determine the services and products they want to buy from people who have already experienced using that company, especially useful during lockdown when people are not as easily able to ‘physically see’ and buy products from shops. With more than 90% of all customers using online reviews as part of their research at a local and national level, this shows that merely informing a potential customer of the availability of a product or service is no longer enough – consumers want to hear about first hand Customer experiences.

I recently watched an Interview on Sky TV with Dame Sharon White the CEO of John Lewis which I found fascinating and very re-assuring in terms of the Customer Experience. When selling your home, at David Phillip Estate Agents we always advise to price your home competitively but realistically, this is even more key during the stamp duty holiday when we have heard of agents overpricing properties because the potential buyer will be making a saving as a result – this potentially could give the property market a false impression around price increases.

The generally accepted definition of a recession in the UK is when GDP falls in 2 successive quarters – the UK economy shrunk by 2.2per cent between January and March and 20.4 per cent between April and June according to the National Office of Statistics. This officially put the UK in recession for the first time since 2009. But this recession is very different to the financial one of 2009 where the Government made the decision to shut down large sections of the economy as a result of Covid-19, but were able to put measures in place such as the Furlough Scheme and Stamp Duty holiday as a result. It also means that the financial system has not frozen in the same way it did during the financial crash of 2008/9 when house prices dived.

We monitor closely the Rightmove Houseprice index and so are interested to see that the average price of property coming to the Market in July is £320,265 up by an average of 2.4%. The price of property coming to market is an accurate early indicator of demand, evidenced by unique buyer enquiries currently being up 75% so far this month compared to the same period a year ago according to Rightmove.
