I have been watching with interest that some Estate Agents have started to use 3D virtual tours out of necessity due to the Covid-19 virus. At David Phillip Estate Agents though we have been using 3D virtual tours as part of the customer experience since we launched our business – not out of necessity but because we think it enhances the process for both the Buyer and the seller.

During this time of lockdown during Covid-19, we know from our viewing stats from Rightmove that people are still looking at properties online – you may also be thinking of selling your home at some point too, but due to the Government restrictions are unable to move things forward. Even so, you may want to set the ball rolling by finding out how much your property is currently worth.
As a person who likes variety, meeting people and lots of challenges, the Covid-19 Lockdown was something that I thought would be a different ‘challenge’ to me, so one week one I thought I would write an update on my progress and how my priorities have changed

The threat of Coronavirus is something that all companies should have plans in place for, both in terms of Customer Expectations as well as the welfare of Employees. At David Phillip Estate Agents we have plans for both, and today we are putting our plans into action as if it were the real thing. When we created our business at the end of 2018, we invested in all the best ‘cloud’ technology to ensure a 24/7 business, running from anywhere (although we do have a small office in Bramhope, North Leeds). We were pleased to read a couple of days ago via Rightmove that the Yorkshire and Humber area have seen a 5.1% increase in house prices year on year. Miles shipside, the Commercial Director of Rightmove commented:- “Owners coming to the market this Spring face the best-selling prospect for several years with good demand for the right properties at the right price However, he also warned that “sellers should be careful not to get carried away with their pricing, as this still is a price sensitive market with stretched buyer affordability – those who overprice miss out on a window of activity that could run to at least the next Brexit deadline at the end of the year” We totally agree with his sentiment on pricing, and although at David Phillip Estate Agents we price competitively, we also want to be realistic too. Some agents often over-price to win an instruction, only to see a price reduction after a couple of weeks.
As storm Ciara raged across the UK, Yorkshire too took a battering with the wind and rain causing damage and flooding. Friends who live locally posted on Facebook, and I was surprised at how much damage and flooding there was around the Otley area. If winds are blowing above 50 mph, then this is when you can unfortunately start seeing damage to your home, with trees toppling, power lines coming down and debris being blown around. All this relentless weather can leave you with a damaged roof and even cause leaks that can impact your home interior too. Once the storm has passed, it is important to check that your roof is not damaged, document any problems and work with your insurance company. By following these steps, you can ensure that any damage is noticed quickly-
With the recent fires in Australia, it has got me thinking about how I can be more environmentally conscious. Currently there is a great focus ion being eco- friendly. Not only can this contribute to a sustainable environment but can also help potentially save money too. So here are my top tips on making your home more eco-friendly.
The start of the New Year is a time when people think about the next stages of their careers and perhaps start thinking about looking for a new job. Most people ‘go to work’, but what if you look at it a different way and just ‘work’. Recently I have been delivering leaflets promoting David Phillip Estate Agents to the residents of Bramhope, and as I walked around this lovely area in North Leeds I was impressed with the number of beautiful Christmas wreaths adorning many of the properties. We also attended the switching on of the Bramhope Christmas lights this year, which is a great yearly tradition for the residents of Bramhope too.
