The annual sales event has arrived, and this year with shops having been closed due to the Covid-19 lockdown it likely to attract even more shoppers but this time online. Yet many people are unaware of the phenomenon’s history and unsure about the use of the name before it became associated with the shopping craze. Here are a few facts about Black Friday.
The internet has brought all things to our fingertips from buying groceries, booking tickets and holidays. During this time of lockdown, people will be shopping online for many of their products as well as researching future products to buy once the lockdown restriction eases. Houses, cars and holidays are likely to be on this list. The internet though has also evolved as a place to read customer reviews, this can help people to determine the services and products they want to buy from people who have already experienced using that company, especially useful during lockdown when people are not as easily able to ‘physically see’ and buy products from shops. With more than 90% of all customers using online reviews as part of their research at a local and national level, this shows that merely informing a potential customer of the availability of a product or service is no longer enough – consumers want to hear about first hand Customer experiences.
This week the Government introduced the three tier system for England to help control the speed of Covid-19. Regions are now classed as medium, high or very high, which means that many people are living under different local lockdown restrictions. As I am writing, Leeds is currently on Tier 2, meaning that you can’t meet with anybody outside your household or support bubble in an indoor setting but does this mean that you are restricted to buying or selling a home at this time too? The answer is - No, you can move house during local lockdowns even if you are living in a tier 3 (very high) area, which Leeds currently isn’t.
When selling your home, at David Phillip Estate Agents we always advise to price your home competitively but realistically, this is even more key during the stamp duty holiday when we have heard of agents overpricing properties because the potential buyer will be making a saving as a result – this potentially could give the property market a false impression around price increases.
According to Rightmove, homes advertised as having highly coveted south facing gardens are priced at £22,695 higher on average than homes without, a 7% national asking price premium – there is a trick of course to having photos looking at its very best for pictures and viewings.
UK housing market sees busiest month in 10 years The UK housing market saw £37bn worth of property sales agreed in July, representing the busiest month for home buying since data was first tracked on Rightmove.
The generally accepted definition of a recession in the UK is when GDP falls in 2 successive quarters – the UK economy shrunk by 2.2per cent between January and March and 20.4 per cent between April and June according to the National Office of Statistics. This officially put the UK in recession for the first time since 2009. But this recession is very different to the financial one of 2009 where the Government made the decision to shut down large sections of the economy as a result of Covid-19, but were able to put measures in place such as the Furlough Scheme and Stamp Duty holiday as a result. It also means that the financial system has not frozen in the same way it did during the financial crash of 2008/9 when house prices dived.

We monitor closely the Rightmove Houseprice index and so are interested to see that the average price of property coming to the Market in July is £320,265 up by an average of 2.4%. The price of property coming to market is an accurate early indicator of demand, evidenced by unique buyer enquiries currently being up 75% so far this month compared to the same period a year ago according to Rightmove.
