Covid 19 update for people buying and selling homes in North Leeds

Covid 19 update for people buying and selling homes in North Leeds

At David Phillip Estate Agents, we are delighted that we have been given the green light by the Government to recommence selling properties in North Leeds which includes the undertaking of market appraisals and viewings, however, our delight is edged with some caution.
As your local trusted Estate Agent we fully understand that we have a social responsibility to all our clients and this is something that we take very seriously. We also understand and recognise that as a buyer or seller you will also have growing concerns given the ongoing situation of Covid-19.
Although some restrictions have been lifted, Covid 19 is still very much here and the way we undertake our business is absolutely key for our team, our clients, but also for the companies we work in partnership with. What was considered normal previously to Covid-19, no longer applies – we are now working with the ‘new’ normal

75th anniversary of VE Day from your home

75th anniversary of VE Day from your home

Leeds residents are being urged to play their part in the 75th anniversary of VE Day from home.
Friday May 8th marks 75 years since Victory in Europe when the Second World War came to an end and the allied forces celebrated victory and a return to peace time in Europe – millions of people took to the streets to celebrate with family and friends.
This year the government moved the May Day Bank Holiday to VE day to allow the nation to remember the sacrifices of so many made during the Second World War.
Due to the current war against Covid-19, in line with government guidance, all VE Day events across the UK have been cancelled, but residents across Leeds are encouraged to mark the 75th anniversary of VE day in a different way, from the comfort of their homes.

Covid 19 Spring clean your house in one day

When talking to friends and family, it appears that during Covid-19 lockdown, people are having a massive de-clutter of their homes and generally a really good spring clean – this is really helpful if you are looking to sell your property once lockdown is over and the property market returns to some sort of normality.
But if you don’t want to be spending day after day doing housework, it is possible to o it all in one day! – so here goes

Accompanied 3Dvirtual tours this is something new!

I have been watching with interest that some Estate Agents have started to use 3D virtual tours out of necessity due to the Covid-19 virus. At David Phillip Estate Agents though we have been using 3D virtual tours as part of the customer experience since we launched our business – not out of necessity but because we think it enhances the process for both the Buyer and the seller.

During this time of lockdown during Covid-19, we know from our viewing stats from Rightmove that people are still looking at properties online – you may also be thinking of selling your home at some point too, but due to the Government restrictions are unable to move things forward. Even so, you may want to set the ball rolling by finding out how much your property is currently worth.

Coronavirus update for people selling their home

Coronavirus update for people selling their home

You have found your dream home, instructed solicitors and your mortgage is in place – but parties are now in isolation due to Coronavirus, so what should you do?
The Government issued last night (March 26th) issued guidance for all those involved in home moving. Whilst the housing market is currently going through a stage of slowness, there is no need to pull out of transactions, but we all need to ensure we stay at home and away from others at all times.
The government adds that if the property you are moving into is vacant then continue with your transaction although you should follow guidelines on property removals.
Where the property is currently occupied, then although the move to a completion date may be on a potential pause, both parties can agree to a new amicable completion date, when stay at home coronavirus measures will have been lifted.
